Thank you for your interest in our county. We are delighted to have the opportunity to share information about King George County with you.
We believe that King George County is an excellent location. The County offers a vast inventory of developable land at a very competitive rate, is strategically location in the Mid-Atlantic region with easy access to major transportation routes leading to markets in the north, south and western regions of the country, has a diverse mix of businesses-military, government contracting, light industrial, and professional services, has an excellent educational system, both K-12 and higher education, and has a very attractive quality of life that residents enjoy.
King George is one of Virginia's fastest growing counties (based on 2010 U.S. Census information, King George was the third fastest growing locality in Virginia over the last 10 years), yet it remains primarily rural with a current population of 23,584. The county offers some of the lowest tax rates in the region (real estate taxes are $0.53 per $100) as well as lower priced housing and less congested roads.
The County maintains a very diverse mix of economies with business representation from light industrial to military and government contracting. The County's largest employer is Naval Support Facility Dahlgren with over 7500 military, federal, and civilian jobs. Naval Support Facility Dahlgren is home to seven major commands, including Naval Surface Warfare Center, Navy Air and Missile Defense Command, Aegis Ballistic Missile Defense Program, and Joint Warfare Analysis Center. Yet, to complement these high skilled jobs, the workforce in the area can also support less technical job categories. So finding the right people to staff and manage your operation will not be an issue.
To support the every changing workforce in the area, we have a very aggressive K-12 program. In addition, the region's two community colleges, Rappahannock Community College and Germanna Community College have satellite locations that offer training and associate degree opportunities. Finally, in January 2012, the University of Mary Washington opened its third campus in Dahlgren to support advance training and degrees in science, technology and math. This campus will be unique in that it will partner with some of the state's highly acclaimed engineering schools-Virginia Tech, University of Virginia, Old Dominion University, Virginia Commonwealth University, and George Mason University.
The county is served by two major transportation routes, U.S. I-95 and Route 301 providing easy access to the metropolitan Washington D.C. region and other points north and the Richmond, Virginia and Raleigh / Durham, North Carolina areas and other points south, all within a day's drive from King George. Roads leading to both of these major routes are four-lane, state maintained routes getting vehicles to I-95 in less than 25 minutes and to Route 301 in less than 10 minutes. In addition, there is direct access to CSX rail, offering the opportunity to move products and supplies by rail to major population centers throughout the United States in a quick and efficient manner.
Quality of Life
In addition to the numerous business amenities, King George offers its residents a very appealing quality of life. While the county encourages business growth and development, it also ensures that its rural character and small town feel is maintained. The County was instrumental in bringing a $6 million Community YMCA to the county which opened in 2008 and has seen tremendous growth in membership and is currently considering an expansion to accommodate this growth.
King George County is also home to Caledon State Park, a designated National Natural Landmark, which is home to one of the largest concentrations of bald eagles on the East Coast, providing residents and visitors a unique opportunity to view these amazing creatures in their natural habitat. King George also has access to two waterways-the Potomac River and the Rappahannock River.
